"If there was a higher rating, I would have checked the box. We booked this home almost a year ago for a winter retreat from the cold temperatures! And it was spectacular in EVERY WAY! From the accommodations, the view, the layout of the house, the outdoor patio space and the personal service from Denise and the team! World class all the way. Rest assured if you need anything, the team is focused on ensuring your experience is top notch! We traveled around the island for 2 weeks. It was fun to come home to this view and location. As we looked around, we didn’t see anything that compared. It is without hesitation we highly recommend you book this property."

This property was a pleasure to stay at. A very private location with 3 large bedrooms with en suite baths. Denise, the property manager was extremely pleasant and although we did not need to, I felt confident that she would have taken care of any problems if they had occurred. Thank you very much for everything, and I'm thankful I will not have to waste time searching for somewhere to stay when we return to St John

"My wife and I have rented about 10 villas in the past 10 years in STJ. We've always been looking for the next best villa. Our search is over having stayed at Caribbean Palm Villa. The house far exceeded our expectations, and I was concerned that mine were too high going in - they were not, the house is amazing. The breeze to keep no-see-ums at bay, the view all the way to Ram Head, the proximity to Cruz Bay restaurants, not to mention the house itself is exceptional. Unless this house is rented when we next go to STJ, I won't stay somewhere else. As said above - it's the best villa."

Can't say enough about the Caribbean Palm Villa. Often pictures of rentals seem to be staged to make it look bigger, etc. but we were all blown away that this place was all that the pictures showed and more! It was very roomy and the house manager met us at the ferry, we followed her to the house where she showed us around and everything was just fabulous. We didn't have any issues but a couple of questions during our stay and she responded immediately. HIGHLY recommend.

After looking at this property for 2 years we finally had the opportunity to stay here for just a few days, and they were wonderful. This home is welcoming, beautiful, & easy to access. Love the covered patio and pool, and luxurious beds which are oh so comfortable! Well appointed kitchen, this home has everything you will need. Property manager was super friendly, met us at the car ferry and helped us get acquainted with the property. Love love love Caribbean Palm Villa!

We loved everything about this house! So clean, perfect pool with great views! We had little ones with us and they loved having their own space downstairs. Susan, our greeter was great and even brought us luggage we left on the ferry! Such a pleasure to work with! Caribbean Palm Properties was great to work with. Made our trip seamless....WE WILL BE BACK!

First off, Denise made booking this beautiful home an easy decision; not to mention she was accommodating in allowing me to split the payment which was a huge help :)))
We were a group of 10 and all slept like king and queens!! All bedrooms are like masters with king/ queen beds and one room was two twins. It was beyond comfortable for each and everyone one of us. Dan is the local property manager and will answer 24/7 as needed. The water heater had an issue upon arrive he was back over within the hour with 2 workers and replaced it on the spot. I was super pleased with literally everything about the owners/ staff as well as the home it self. The pictures don’t do it justice. You won’t regret staying here it is worth every penny!!!

The house was lovely and in great condition. Views out the back and the outside areas were wonderful. The kitchen was well supplied. Lots of beach chairs and coolers. Very happy with our stay!!
